On this particular East End home, my clients and I took advantage of the fact that the home had been sitting for three times the average days on market for the area. After looking into the asking price, we realized that part of the reason that the home had been sitting so long was that the seller’s agent had priced the home too high and as a result had received no offers. Upon further inspection, we also found that the home was sitting on a brick foundation, which may have scared buyers away. We considered our options, taking into account that while the construction material was not premium, its condition was favorable, and the thought of doing the work sometime down the line was not a deal breaker for my clients. We seized the home's condition, and time on market to write a strong offer for my clients. As a result, my clients and I closed on the home for almost 10% below the list price and well below the average price per square foot for a home in Alameda.
