Sellers had already purchased their replacement home. They were carrying two mortgages and moving out of state quickly. They wanted to sell their home with as little preparation as possible and with minimal interruption to their lives. Based on comparable sales data, this home was expected to sell in its “as is” condition for approximately $1.85m.

While we started preparations for an On-Market sale, we simultaneously marketed this property as a Private Exclusive listing. Private Exclusive listings are only available to agents within Compass. Given that Compass agents represent over 40% of all real estate sales in the Bay Area, no other Brokerage has a larger pool of agents to market within their Brokerage than Compass.
