Alameda Neighborhoods

East End

Alameda’s East End remained one of the hottest neighborhoods in town this past quarter, accounting for 29 of the 89 detached home sales in Alameda. Homes here sold in just 15 days on average and for 15% over asking—showing strong, sustained demand. Of those 29 East End sales, Compass represented 21, underscoring our dominant presence in the neighborhood. At KMG, we helped one buyer secure a competitive win and another land an off-market opportunity. In a fast-moving market like this, early access and expert guidance are everything.

Gold Coast
Q2 brought some truly special moments for our team in Alameda’s coveted Gold Coast. We represented the seller of a remarkable off-market home that, while not yet in the MLS for privacy reasons, achieved the highest sales price in Alameda this year—all through direct marketing and trused relationships. Of the six total sales in the Gold Coast this quarter, Compass represented four, and KMG proudly listed two of the standout properties: the top sale and another that secured the second-highest price per square foot in the area. Bronze Coast
With just 7 sales in Q2, opportunities in the beautiful Bronze Coast were rare but meaningful. Our listing at 2111 San Antonio​ sold for 22% over list price with six offers, far surpassing the neighborhood average of 14% over and 2.5 offers per home. Compass was involved in 5 of the 7 sales. When listings are scarce, market knowledge and strong execution can make all the difference.
South Shore
Only 5 homes sold in the South Shore neighborhood in Q2, but that didn’t stop us from delivering results. While the average home sold for 2% over asking, our buyer secured a property under list price; proof that with the right approach, opportunity still exists even in low-inventory markets.
West End
Alameda’s West End saw solid activity in Q2, with 9 single-family home sales (16 total across all property types). Detached homes sold quickly—averaging just 16 days on market—and for an impressive 20% over asking. Compass represented buyers in over half of those single-family transactions, with 5 of the 9 homes purchased by Compass clients. Bay Farm / Harbor Bay Isle
Harbor Bay’s scenic walking trails, waterfront views, and family-friendly parks continue to attract buyers. This neighborhood had one of the highest transaction volumes in Q2, with 43 total sales (20 single-family). Compass represented 28 parties. KMG’s listings averaged 18% over asking, while our buyers paid just 3% over; proof that strategy and negotiation still win.
Central Alameda
Central Alameda saw 14 single-family home sales in Q2, with homes averaging just over 16 days on the market and selling for 15% over list price. The average property received about 3 offers—but our listing on Alameda Ave outperformed, attracting 5 offers and selling for 28% over asking. KMG represented 3 of the parties in these transactions, including a successful off-market sale where we matched the perfect buyer with the right home.
