Happy New Year! As we officially close out 2025, I’ve been taking time to reflect on where our team landed, and where we’re headed next.
While 2025 wasn’t a breakout year across every segment of the market, we still finished in a very strong position, proudly marking year 12 as the #1 real estate team in the City of Alameda. That milestone is something we never take for granted, and it would not be possible without the trust, referrals, and continued support of our clients and community.

A Highly Localized Bay Area Real Estate Market
Once again, the Bay Area housing market reminded us just how hyper-local real estate truly is.
Throughout 2025, we saw clear micro-markets emerge:
- Certain neighborhoods and price points moved quickly
- Others experienced longer days on market and required more strategic pricing and positioning
Buyers continued to adjust to interest rates, and we saw firsthand how even modest rate reductions helped unlock demand, bringing hesitant buyers back into the market and helping well-prepared listings gain traction.
This environment reinforced the importance of neighborhood-level expertise, pricing precision, and thoughtful marketing, especially in a city as nuanced as Alameda.
Industry Shifts: Strategy, Scale, and Technology Matter More Than Ever
On the broader industry front, 2025 was a year of meaningful change.
At Compass, the 3-Phased Marketing Strategy continued to clearly differentiate how our listings are brought to market, both locally and nationally. It reinforced Compass’s position as a forward-thinking brokerage with real, data-backed systems designed to help sellers maximize value, not just exposure.
We also saw major consolidation across the industry. The announcement of the Anywhere acquisition, which includes brands like Sotheby’s, Century 21, and RE/MAX, highlighted a broader truth:
It has become increasingly difficult to succeed without a strong technology platform, a trusted national brand, and a deeply connected agent community.
These shifts further validate our belief that full-service, professional representation, paired with smart technology and strong local expertise, is more important than ever for buyers and sellers alike.
Looking Ahead: Why 2026 Feels Different
As we move into 2026, I’m genuinely optimistic.
We’re already seeing renewed buyer interest driven by broader economic and cultural shifts, particularly what’s happening in San Francisco with the continued AI and tech resurgence. That momentum is spilling over into Alameda in meaningful ways.
Some trends we’re seeing:
- Seniors relocating to Alameda to be closer to adult children working in San Francisco
- Continued demand from San Francisco families prioritizing strong public schools, walkable neighborhoods, and community-oriented living
- Buyers who sat on the sidelines in 2024–2025 now re-engaging with clearer expectations and stronger motivation
At the same time, our team continues to refine our operations, marketing strategies, and client experience, constantly improving how we serve both buyers and sellers in a changing market.

What We Saw in Q4 By Neighborhood

East End
The East End closed out the year on a strong note with 22 single-family home sales in Q4, averaging just over 13 days on market, a sales price of $1.584M, and $804 per square foot. KMG represented 6 of those transactions—nearly 27% of the market—including several record-setting sales. Our listing at 1329 Grove achieved the highest price per square foot in the East End and all of Alameda for both Q4 and the year, while also drawing a quarter-high 13 offers. We also represented the seller at 2967 Gibbons, the highest sale price in the East End this quarter, underscoring a strong finish driven by strategy, preparation, and deep local insight.
